Pre-Construction
Define project scope and identify opportunities for value engineering. Includes creation of initial project estimate and creation of a working project budget. This is essentially a feasibility review of the project that should be undertaken prior to architectural drawings.
Cost Structure:
Billed hourly at a rate of $88/hr.
Permit Acquisition
Navigate your local Planning and Building Departments and perform all steps necessary to identify and obtain the permits and approvals required for your project to be in full compliance.

Project Management
Complete ALL job scheduling, budget creation, and tracking. Manage sub-contractor bid acquisition, selection, subcontract authoring and all aspects of on-site subcontractor oversight. Identify and approve change orders for both subcontractors and prime contract with the client. Review all project invoices and track against budget forecasts and project plans. Serve as neighbor liaison. Manage construction site services and hold weekly meetings with the owner, architects, site superintendent, engineers, and subcontractors. Prepare written agendas, minutes follow-up, punch list creation and monitoring through project completion. Manage any warranty issues that may arise through course of the project.
Cost Structure:
Pre-determined percentage of total-project construction costs.
